How do I adjust or remove charges in Property Management?

Enter a charge adjustment in Miscellaneous Entries as follows:

  1. From the Property Management Tasks menu, select Create Charges, Miscellaneous Entries.
  2. In the Type list, select CHGA Charge Adjustment.
  3. Select the appropriate information in the Property, Tenant, Unit, and Lease lists, and then click Open Items. Select the open item you want to change, and then click OK.
    • Note: If the Open Items button is not available, select the Charge Type of the item you need to adjust. You will also need to enter the Charge Date and Item ID in step 4 for the charge you are adjusting.
  4. Enter the appropriate dates in the Accounting Date and Transaction Date columns, but do not modify the information in the Charge Date or the Item ID columns if you selected the charge from the Open Items list.
  5. In the Amount box, enter the amount you want to change the charge. For example, if you want to decrease the charge amount, enter the negative amount to reduce it by in the Amount box. If you want to increase the charge amount, enter the positive amount to increase it by in the Amount box.
  6. Click Save Entry.
  7. Repeat steps 2-6 for any other open items that you want to change, and then click Close.
  8. Post your entries and review the journal.

Tip: If you have not applied any payments or credits to the charge, you can use Change Entries (PM, Tasks, Change Entries) to edit or void the charge. If you use Change Entries to void a charge, you cannot reverse the void. If you void a charge in error, re-enter the transaction you voided.
