Charge Controls are specified on your properties and leases to define the settings for your Charge Types. Charge Types that are set up on your properties prefill to new leases that you start for those properties. If you change the charge type settings on a property after you start leases, those leases are not updated with the new charge type settings. You should manually update the charge controls for current leases after you make changes on the property.

Follow the steps below when you add charge types in Charge Controls for your properties or leases.

• To update your properties, from the Setup menu, select Properties, Chg Controls tab.
• To update your leases, from the Tasks menu, select Manage Leases, Change Lease, Chg Controls tab.

1. On the Chg Controls tab, select the appropriate Charge Type.
2. When you add charge types on a property, select the Gross Potential Rent check box if the charge type should be included in the calculation of gross potential rent.
3. Select the Print on Invoice check box to print this charge on invoices.
4. Select the Subject to Late Charges box if the charge should be included in late charge calculations.
5. Type a number to indicate the Payment Priority of this charge type. This determines the order in which payments are distributed to open charges.
6. Select the GL Prefix that should be combined with the base account for the charge type (Setup, Charge Types).
7. The Use Associated Prefix check box is used only for the TAX charge type.
8. Select the appropriate Tax Group if the charge type is taxable.
9. Select Escalation, Recovery, and Chargeback controls as necessary. These settings are not required.
10. When you add charge types to your leases, select the Bill-to Tenant and Bill-to Address as appropriate.
11. Click Close.
