How do I transfer an open credit, prepayment, or deposit to another lease on a different property in Property Management?

Resolution
  1. Refund the open credit, prepayment and/or deposit from the old lease (PM Tasks, Refund/Apply, Refund/Apply Credits or Refund Deposits or use Reconcile Account in Terminate Lease).
  2. Post the entries if they did not post automatically (PM Tasks, Post Entries).
  3. In Accounts Payable, post the refund invoices (AP Tasks, Post Invoices).
  4. In Accounts Payable, use Change Invoices to change the payee name to the name on the receiving property's bank account.
    1. In AP Tasks, Change Invoices, select the property's Summary vendor.
      • Tip: To determine the correct Summary vendor, in Property Management, select Setup, Properties, select the property from the list, and click the AP/SM/Str Line tab.
    2. Select the invoice from the list of posted invoices.
    3. Click Change vendor.
    4. Change the vendor name from the tenant name to the property name that it is transferring to (enter the appropriate name that the check should be made out to in order to deposit the check into the bank account).
    5. Click OK, click Accept invoice and then click Finish.
  5. Cut a check for this invoice.
  6. In Property Management, record a cash receipt using the check from the refund to apply to the new lease and property.
  7. Deposit the check at the bank if necessary.
