Resolution | Information about date fields in Amend Lease - Effective Now: - Effective Date
- For the current (originating) lease revision, the date you type for the Effective Date fills in the Actual Lease end, the Actual Move-out date on the lease, and the Actual Move-out date for the removed unit. The Effective Date is also the Modification date for the lease.
- For the amended (new) lease revision, the Effective Date fills the Actual Move-in date on the lease.
- Transaction Date
- Type the date you want to use as the Transaction Date on related Amend Lease transactions (for example, vacancy loss and straight-line rent).
- Accounting Date
- Type the date you want to use as the Accounting Date on related Amend Lease transactions (for example, vacancy loss and straight-line rent).
- Vacancy Loss Date
Enter the date to be used in vacancy loss calculations. - Units removed from the lease during the Amend Lease process will be vacant on this day.
- This is the date that vacancy loss is reversed for units added during Amend Lease.
- If you are amending a terminated lease, this date should be the same date that you entered when you terminated the lease.
- If this date is before the Last Rent Roll Date for the property, Vacancy Loss entries are made at the completion of the Effective Now process. If this date is after the Last Rent Roll Date, Vacancy Loss entries will be created by Generate Rent Roll. Either way, the General Ledger entries associated with the Property Management vacancy loss entries are created during Post Entries.
- Occupied Date
- The Occupied Date you type is the day that occupancy ends for removed units and occupancy starts for the added units
- Recur Chg Date
- The date you enter is the date that recurring charges stop on the original lease and the date they start on the amended (new) lease. The Recur Chg Date is also used as the Terminate Date on the recurring charge for the original lease and the Effective Date on the amended (new) lease.
- SLR Date (Straight Line Rent)
- For the current (originating) lease revision, the date you enter is the date that straight-line rent calculations stop. This is also used as the End Date for the straight-line rent calculation.
- Prorate From the Date
- For the amended (new) lease revision, this date prefills with the day after the Recur Chg Date. You can change this date.
- Prorate To Date
- For the amended (new) lease revision, this date prefills with the last day of the Prorate From Date month. You cannot change this date.
- First Full Charge
- For the amended (new) lease revision, this date prefills with the day after the Prorate To Date. You can change this date if the Prorate From Date is blank.
Tips: - The Available date is available only if you removed a unit from the lease in the amendment.
- The Actual Lease Start Date is copied from the original lease revision to the new lease revision during the Amend Lease process. The Amend Lease process does not automatically update this date, but you can manually change this date.
- The Unit Intended and Actual Move-in dates are updated during the Effective Now process if you added or removed units from the lease.
- Occasionally, you may encounter issues with amended leases when you process Generate Rent Roll. If charges are not created for amended leases, refer to: Charges were not created during Generate Rent Roll in Property Management (the recurring charge on the lease is not working correctly)
