How do I transfer a deposit to a different tenant on the same property in Property Management?

You can transfer security deposits from one lease to another, provided that the other lease is on the same property and for the same tenant. To transfer a deposit to a lease with a different tenant, temporarily change the lease you are transferring the deposit to as follows:

  1. On the new lease, add the tenant that you are transferring the deposit from.
    1. From the Property Management Tasks menu, select Manage Leases and then select Change Lease.
    2. Select the new Lease, click the General tab and then click the Rental Info tab.
    3. Do not change the tenant that is assigned to this lease. Instead, on a new row in the Tenant section, add the Tenant that is the Primary Tenant on the lease that currently has the deposit.
      • Note: Do not change the primary tenant designation (the icon that appears as a black star).
    4. Click Close.
  2. Transfer the deposit to the new lease.
    1. From the Tasks menu, select Refund/Apply, Refund/Apply Deposits.
    2. Select the Property, Unit, and Lease that you want to transfer the deposit from.
    3. Select the Deposit that you want to transfer, and then click Transfer.
    4. Type the Transaction date and Accounting date, and then type the amounts you are transferring in the Interest Transferred and Deposit Transferred columns for the corresponding deposit type.
      • Note: If you do not see a lease to transfer the deposit to after you click Transfer, the deposit type may not have been set up on the new lease. Cancel out of the transfer deposit windows, and then verify that the appropriate deposit type is set up for the new lease revision in Change Lease (Tasks, Manage Leases, Change Lease) on the Deposits tab.     5. Click OK and Close.
  3. On the new lease, remove the tenant you transferred the deposit from.
    1. From the Property Management Tasks menu, select Manage Leases and then select Change Lease.
    2. Choose the new Lease, click the General tab, and then click the Rental Info tab.
    3. Click the gray box on the far left side of the tenant grid for the Tenant that you added in step 1.3, and press DELETE.
    4. Click Yes to the message asking if you are sure you want to remove this tenant from the lease.
    5. Click Close.
