Create the deposit type if it does not already exist. Refer to How do I create new deposit types in Property Management?
Add the deposit type to the properties. Refer to How do I set up a new deposit type on a property in Property Management?
Add the deposit type to the leases. Refer to How do I set up a new deposit type on a lease in Property Management?
Optional: Create the deposit (DEP) charge before receiving the payment. Refer to How do I enter a charge for a lease in Property Management?
To enter the deposit payment, refer to How do I enter lease deposit payments in Property Management?

Notes:

If you need to enter the deposit without affecting CM or GL because it is already accounted for on the bank account and the GL accounts, refer to How do I enter PM security deposits on leases without affecting Cash Management or General Ledger?
