Summary
Cause
The Sage Fixed Assets version 2026.1 is the annual Tax update, updating Tax forms and calculation rules in compliance with current IRS rules. See the Sage Fixed Asset Release Notes for new features include in this release.

NOTE: Starting with Sage Fixed Assets 2026.0, Sage Fixed Assets is installing SAP Crystal Reports runtime SP34. This sometimes causes an issue with Crystal Reports runtime versions used for other products. See Crystal Runtime Version Conflict for more information.

Resolution
Notes on the 2026.1 update install:
- The download of Sage Fixed Assets Premier version 2026.1 is a full version of the program
- The downloaded file installs Sage Fixed Assets Premier Server side only
- The Client won’t update automatically. It requires a second installation to complete the update. See How to install a client? for details
- For new installations of the Sage Fixed Assets program. See Download Sage Fixed Assets Premier Edition 2026.1 for the product download
Prerequisites required for Sage Fixed Assets:
- If the installation detects that the NET 4.8 framework isn’t currently on the system, it will install it. Reboot after the .NET installation. The Sage Fixed Assets installation completes afterwards.
- Sage Standalone SBDDesktop (Client only)
- Microsoft Visual C++ 2015 – 2022 Redistributable Package (x86). See Error: "The type initializer for 'CrystalDecisions.CrystalReports.Engine.CRPE' threw an exception." for a download of the prerequisite installation if it fails.
- Microsoft ODBC Driver 17 for SQL Server (x64).
- Microsoft Visual C++ 2017 Runtime Libraries, required for Microsoft ODBC Driver 17.
- Microsoft SQL Server System CLR Types 13.0.1601.5 (R2) (server only).
- Microsoft SQL Server System CLR Types 13.0.1601.5 (x64) (server only).
- Microsoft SQL Server 2016 Management Objects 13.0.1601.5 (R2) (server only).
- Microsoft SQL Server 2016 Management Objects 13.0.1601.5 (x64) (server only).
In-Place Updates:
For in-place updates, you must convert the databases for all versions of the program 2024.1 and prior. If not updating from 2025.1 or 2026.0 see the Updating from older versions: section below for the update paths available.
Updating from 2025.1or 2026.0 through the Sage Advisor Update:
Sage Advisor Update will notify clients of the 2026.0 release via a Windows system tray pop-up.
To check manually and update:
- On the server where you installed the Sage Fixed Assets Premier Server: Click the Sage Advisor Update in the system tray. Alternatively, go to Start, Programs, Sage and open Sage Advisor Update
- If you don't see the 2026.1 release listed, click Check for Updates. It will list under the available updates
- Check the box beside the Sage Fixed Assets version 2026.1 product listed. Click Download & Install or Download Only
- Download & Install: This will download the update and start the Installation process once the download completes:
- Click Next, then Yes and Yes to uninstall the prior version. Wait for the install to process to complete. Click Finish once completed
- Download only: Later, you can either open the Sage Advisor Update and click the Download & Install button to start the installation. Alternatively, browse to C:\Sage
Advisor Update\Sage.US.SBS.SFA.Premier and right-click the setup.exe and select Run as administrator to start the installation:
- Click Next, then Yes and Yes to uninstall the prior version. Wait for the install to process to complete. Click Finish once complete
- Download & Install: This will download the update and start the Installation process once the download completes:
- Once finished, the Install will prompt whether to launch the Database Utility - Premier Depreciation & Tracking. If you selected No: Go to Start, Programs, Sage Fixed Assets, right-click the Database Utility - Premier Depreciation & Tracking and select Run as administrator.
NOTE: When prompted to log into the SQL Server on opening the Database Utility, you must use a SQL User with SQL Administrator (SQL server role of sysadmin) permission
Sage Fixed Assets - Database Conversion
NOTE: If updating from 2025.1 or 2026.0, there’s no Database Conversion. Skip this step.
- In the Database Utility - Premier Depreciation & Tracking on the server, click Convert.
- Click Next, click Next, click Select All databases with a Conversion Status of Ready to Convert. Click Next, click Convert. Click Close when the conversion is complete.
- An Internet browser window opens that shows the names of the databases that you converted, and their status.
- If you have the Planning product, repeat 2 – 4 in the Database Utility – Planning utility.

Updating the Client for Sage Fixed Assets Premier(Client Install):
NOTE: You'll need to update all client workstations. If the client is version 2024.1 or prior, you need to uninstall it before proceeding.
- Using explorer: Browse to and Run (as Admin) the SFAServ\Premier Client\Setup.exe. This is the folder where you installed the Sage Fixed Assets Premier Server components on the Server.
- Click Next, click Yes, click Next and click Finish once the install process has completed.
Updating from older versions:
NOTE: You can find all Product download for the currently supported versions of Sage Fixed Assets on the Download portal. See Sage Fixed Assets: Download Portal.
CAUTION: You can't convert databases from 2023.1 or earlier directly to 2026.1 without following the update paths below. They’ll appear with a Conversion Status of Incompatible Version. They’ll require a Sage Expert Services engagement to update. See How do I contact Sage Expert Services? for details.
Note: For all versions 2024.1 and earlier, you must convert the databases for in-place updates. When updating from versions 2024.1 and before, the update paths are:
- If updating from 2024.1, you can either:
- Uninstall the existing version, install 2026.1 and convert the databases
- Or first update to 2025.1 (See How to update to Sage Fixed Assets Premier Edition 2025.1). Convert the databases, then update to 2026.1
- If updating from 2024.0, you can either:
- Uninstall the existing version, install 2026.1 and convert the databases
- Or first update to 2024.1 (See How to update to Sage Fixed Assets Premier 2024.1). Update to 2025.1 (See How to update to Sage Fixed Assets Premier Edition 2025.1) and convert the databases. Finally, update to 2026.1
- If updating from 2023.1:
- First update to 2024.1 (See How to update to Sage Fixed Assets Premier 2024.1). Convert the databases, then update to 2025.1 (See How to update to Sage Fixed Assets Premier Edition 2025.1). Convert the databases, then update to 2026.1
- If updating from 2023.0, you can either:
- Uninstall the existing version and install 2024.1 (Download Sage Fixed Assets Premier 2024.1). Convert the databases, then update to 2025.1 (See How to update to Sage Fixed Assets Premier 2025.1 for details). Convert the databases, then update to 2026.1
If updating from 2012.0 – 2022.1: You can’t convert any database from 2022.1 and earlier. You’ll need to migrate to new databases on a new system using company backup files. See How to Migrate - SQL Server to SQL Server for more information. Company Backups (BBK) files created in prior versions back to 2012.0 will restore directly into the 2026.1 product on a new system.
